Shoreline Town Center Plan Passed

In a 6-0 vote, the City Council adopted the Town Center Plan along with some amendments.

In a 6-0 vote, the Shoreline City Council approved an amended version of the Town Center Plan. Council Member Terry Scott was not present for the meeting.

The Council approved the plan and zoning between 170th and 188th St. along Aurora Ave.

While the city can’t mandate any construction, the purpose of this code is to attract developers while attempting to set up guidelines in a varied part of Aurora.

Brian Robinson is a property owner and developer in Shoreline. Robinson is supportive of the Town Center Plan for businesses like his.

“It’s encouraging to know that there are some opportunities to invest in my home city of Shoreline,” said Robinson during public comment.

Robinson said he walked away from trying to develop three years ago due to some disagreement with the Council, but is encouraged now by the Town Center Plan.

The Council did have some key amendments to the code. One of them was parking. The Planning Commission in the original draft wanted about 1.2 spaces per bedroom with a minimum to 2.0 spaces for 3-plus bedrooms and one space per 300 sq. feet of office or retail space, but Council Member Chris Roberts proposed an amendment that would change that to .75 per bedroom with a minimum 2.0 spaces for 3-plus bedroom and one space per 400 feet of office or retail space. The amendment passed 4-2.

Another key amendment was prohibiting the construction of single family homes and duplexes where they don’t already exist in the Town Center.  The council would like to see more attached housing in the Town Center, while still not encroaching on existing homes. The plan prescribes only attached homes or apartments in the areas of the Town Center.

The Town Center Plan then passed and now it’s on to the next step to wait for development projects to start in Town Center.

“It [Town Center Plan] sets up for future discussion,” Robinson said.
